Unlike listing sites that serve both buyers and sellers, HomeFinder works exclusively for the buyer — including negotiation advice, suggested opening offers, and honest assessments no listing portal would ever give you.

Understanding Deal Scores

Each listing is scored 0–100. The composite is a weighted average of 17 factor scores.

82 75+ = Great deal
63 50–74 = Decent match
34 Below 50 = Weak match
Core Factors
  • Price — Lower within your range scores higher
  • House Size — Larger square footage
  • Yard Size — Bigger lot = higher score
  • Features — Garage, porch, patio, beds, baths
  • Flood Risk — Above flood plain = 100
Property Condition
  • Year Built — Newer = less maintenance risk
  • Single Story — One-level preferred for retirement
  • Price/Sqft — Value-for-money metric
Deal Opportunity
  • Days on Market — 90+ days = motivated seller
  • Price Trend — Dropping price = leverage
  • HOA Fee — None or low scores highest
  • Property Tax — Lower annual tax = better
Location & Lifestyle
  • Near Medical — Hospital/urgent care proximity
  • Near Grocery — Shopping convenience
  • Community Pool — Pool/clubhouse access
  • Lot Ratio — Yard vs. house footprint
  • Walkability — Sidewalks & walkable area

Control weights on the Preferences page. Set any factor to 0 to ignore it entirely.

AI Deal Analyst

Requires a free account. On any listing's detail page click "Analyze This Deal". The AI reads all listing data against your criteria and produces a Deal Brief:

Portfolio Analysis — filter to Favorites, then click "Analyze Favorites." The AI ranks them, finds cross-listing patterns, and picks a dark horse.

Preferences Coach — on the Preferences page, click "Analyze My Setup." Gets market-specific feedback on your scoring configuration.

AI Tune — go to Settings and select Tune mode. Fill out your Buyer Profile (life stage, hobbies, faith, community, health) and the AI tailors every analysis to your specific situation. Open Settings

Every listing has a private notes section — up to 3,000 characters. Notes autosave when you click away. Check off your visit status:

  • Not Interested After Visit

Tour Planner

Available from the Tour nav link (logged-in users). Shows all favorites and maybes with their visit status.

  1. Check the houses you want to visit today
  2. Enter your starting address (optional)
  3. Tap Open Route in Google Maps
  4. Navigate with all stops pre-loaded

Help Level

Guided — tooltips + inline help. Standard — tooltips on hover. Expert — no hints. Change it above or on the Settings page.

Power Mode

Controls which nav items and scoring sliders are visible. Low = essentials. Mid = more controls. High = everything.

AI Mode

Off — hides all AI buttons. On — standard analysis. Tune — personalized analysis with your Buyer Profile.

Frequently Asked Questions

Listings refresh daily at 3 AM via the pipeline. Agents and owners can also trigger an immediate refresh with 'Fetch Now' on the dashboard.

Photos depend on what the APIs return. Zillow typically provides multiple carousel photos; Realtor.com a primary photo. If a photo fails to load, click through to the source site.

Yes — go to Preferences and adjust the importance sliders (0–10) for each factor. Changes take effect immediately. Set a factor to 0 to ignore it entirely.

A score you set on the Preferences page. Listings scoring above it get a green highlight and a 'Great Deal' badge on the dashboard. The banner at the top tells you how many listings qualify.

Tune mode lets you fill out a Buyer Profile (life stage, activities, faith, community preferences, etc.) in Settings. When active, the AI tailors its analysis to your specific situation — mentioning nearby churches, golf courses, school districts, and climate differences if you're relocating.

Yes. Notes are stored in your account only. No other user — including agents — can see your notes.

The AI considers days on market, price history, tax-assessed value vs. list price, and the listing description. It's a starting point — always consult your agent.

Yes. Flags, notes, and preferences are stored in your account. The AI analyst sends listing data (not personal info) to the Anthropic API.

The Tour link in the navbar opens your favorites and maybes in a checklist. Select the houses you want to visit, enter a start address, and tap 'Open in Google Maps' for a multi-stop route.

Low shows only essential nav items and 6 core scoring sliders. Mid adds property/deal sliders and more nav items. High shows everything including Social, Watch, Digest, and all 17+ scoring factors.
Tips
  • Use the Map view to find clusters of listings near your target areas.
  • Sort by Deal Score descending to see your best matches first.
  • Use Export CSV on the Digest page to download a spreadsheet of your filtered listings.
  • Hidden listings stay in the database — filter for them to recover anything you hid by mistake.
  • Run the AI Analyst before calling your agent about a listing — the negotiation section gives you a prepared position.
  • On driving days, pre-check your tour stops in the Tour Planner the night before.
  • Fill out your Buyer Profile in Settings for dramatically better AI analysis.
  • Lower the Great Deal threshold on Preferences if you're not seeing any green badges on the dashboard.
